Approach

Our approach is rooted in creative opportunity. We hunt eagerly for sites with potential without boundaries. Our criteria includes:

Residential led sites of up to circa 20 units

Properties and land with an acquisition price of up to £5m

Properties and land within Greater London and the M25

Properties and land with history and a story to tell

Office-to-residential conversions (or other change of use opportunities)

Consented sites or a clear route to consent preferred

Properties with vacant possession

Process

Our team’s multidisciplinary skills combine to offer a flexible, powerful process. With years of experience in both construction and development, we swiftly assess and evaluate sites, reduce exposure to risks, and offer a compressed program without the need to undertake a full tender exercise for each project. Through in-house expertise, we provide sizable cost efficiencies whilst staunchly refusing to budge on exceptional quality.

Identify
An opportunity - land or building - catches the eagle eye of our Hunters; one with potential to redevelop and add significant value whilst retaining original charm. At this point, an exhaustive site and market analysis is carried out on the location and its surrounding area, as well as a complete assessment of constructability and financial performance.
Propose
After careful and considerate analysis, the opportunity is presented to the Board for approval to acquire the site, further opportunity and risk assessment, a discussion on equity and funding requirements, and a review of the opportunity’s fit with the brand and our vision.

Envisage
A concept is created with the design team, considering all elements (scale, massing, aesthetic and ambience, target market).
Secure
A strategy to secure planning consent - including stakeholder engagement - is defined and fulfilled.

Commence
Detailed designs are finalised, a contractor is appointed, and work commences on site.
Endeavour
The programme of construction is then carried out, with design issues or ad hoc changes being proactively and carefully solved, and with constant communication with funders.

Promotion of the marketing then begins, with beautiful branding created, and a thorough sales and marketing strategy, working hand in hand with our preferred agents to sell the property.
Deliver
The build is complete; units are handed over, and after-sales service commences.
